This is our experience living on a new Hopkins Homes development

Hopkins Homes are great at selling you a house, but they omit various details. The one that affected us the most was that we would be on a "Living Site". This means that you can have constant disruption and road closures for three years, whilst they build houses around you.
Hopkins started selling the first homes on this site in Autumn 2022, they are still building properties at the front of the estate facing the London Road in June 2026.
This photo shows a mix of plant machinery, cars trying to get through the muddle, and students walking to school, cars parked on pavements as there is no room. This is a health and safety nightmare.
Two cars can't get past vehicles blocking their way. Hopkins Homes promised residents that work vehicles would not be parked on the road, yet here they are! amongst all the mud churned up by heavy plant on our estate roads.
Construction has created loads of mud on the road. The road is also on various levels, so some residents have had car springs broken on their suspension by the sudden drop in road levels. There is only a top (finished) surface on part of the road, so most of the road is a rough surface.


This is a photo of "Phase two" of the development. There was no mention of Barsham Vale being "Phase one!!!"
It was sold to us as a small development on the outskirts of Beccles. There was no mention of a larger estate of which this would be a part. They are also wanting to bring heavy plant and materials along Butterfly Drive to the new builds to the field at the back of the estate which would means years of further disruption. Butterfly Drive is a curved road with many cars parked either side, so any vehicles larger than a van will struggle for access.
